PROPERTY MANAGEMENT HACIENDA VILLA SERVICES apart from the SALES and RENTAL services provides a wide range of PROPERTY MANAGEMENT SERVICES. These can be briefly described as follows but it should be borne in mind that as a personal service we adapt the service to the particular requirements of each home owner. Thus the individual contract fees will vary according to the type of service required and the house type. THE STANDARD PROPERTY MANAGEMENT CONTRACT This agreement appoints HVS as the property caretaker in which the company ensures to maintain the house and contents in the best possible condition throughout the contract period, renewable annually. Under the terms of this agreement there are regular inspections and HVS can initiate any remedial action that is deemed necessary.
AIRING & INSPECTION SERVICE We offer a detailed inspection and airing of your property. We will thoroughly check for leaks, humidity, damage to all entry points, condition of all soft furnishings and any structural problems. Your property will be thoroughly aired to prevent humidity problems including mildew on soft furnishings and walls. All electrical appliances will be checked and we will contact you immediately should any problems arise. GARDEN DESIGN AND MAINTENANCE HVS can provide a service from garden design whereby specialist advice on plant species features and costs are comprehensively covered to ensure inappropriate expenses are not incurred in the ibitial stages. The maintenance service covers a comprehensive programme to make sure the garden is always looking at it's best so that rentals may be achieved throughout the year.The usual garden programme would include Regular monitoring of watering systems Hedge and Lawn cutting and trimming weeding throughout the property area Treatments for disease and slug damage etc. plant purchase
SWIMMING POOL MAINTENANCE As with the garden it is essential that the pool is properly maintained throughout the year not only for the owner and guests but for regular rental income throughout the year it is necessary to have a clean safe pool. In the summer time this may require twice weekly inspections and once weekly during the winter.
